Although we still have snow on the ground and may still get more don’t let this stop you from starting your home search.  With the new home buyer credit requiring that you have a signed contract before April 30th its time to get a move on.

Your first step is to get pre-approved for a mortgage.  Unless you know how much a lender will give you towards the purchase of a home and have a pre-approval letter when you start your search real estate agents won’t take you seriousely.

Let’s face it – realtors are only a handful of professionals that all this work upfront and dont’ get paid until the deal is finished.  We are commission only so we don’t get paid until you close on the home.  As much as we like showing homes and helping buyers and sellers in this market we can’t afford to squander our time with buyers that can’t qualify for a mortgage.

So if you dont’ have a clue on how to find a lender that is reputable, local and able to close the loan in this current lending environment call me or your favorite real estate agent and get started.

Once you have that pre-approval start your search online.  Get your “must haves” and your “would be nice” list going along with your price range and either go to the many real estate portals such as: realtor.com, trulia, zillow, hotpads, etc or to make it even easier call me and I will send you a personalized list of homes in your area broken down by your specific requirements: school district, bedrooms, proximity to expressways, etc.  As soon as listings come on the market that fit your criteria you will get notified.

Narrow down your choices and go by the homes and checkout the neighborhoods.  It’s hard to look at a home on the internet and get a feel for the neighborhood.  I can help you pick out a home but picking out the neighborhood is up to you.  Only you will know if you like where the home is located….too busy during the evening, not enough parks for your children, too close to a busy street, not close enough to church, too far away from Mom and Dad or too close.  So go out there and do some scouting.  Only you know how much commuting time you are willing to put up with.

Once you have narrowed down your choices that’s when I come into the picture and will schedule times for you to view the homes privately.

So stop putting it off….because its cold, its snowing, its Monday and stop the clock from ticking and putting pressure on you to find a home any home to get the credit.
