Bargain Homes and No Buyers??? :

I have had to lower the price on several of my short sale listings due to lack of activity.  A couple have had offers which the banks in their almighty wisdom denied! 

Now I understand that the bank does not want to lose a lot of money but with large inventories and everyone vying for a growing smaller pool of qualified buyers perhaps they need to take a closer look at their decision making.

By the time a listing closes the market has moved on and the prices have already dropped.  So if the offer price is lower than the last sold listing within a certain margin the offer might just be in the ball park.

So buyer's if you are looking in the following towns: Steger, North Aurora or Aurora -  take a 2nd look at these "bargain" homes and make an offer!

Located in the small village of Steger, about 35 miles from the south side of Chicago and near the Indiana border, this large home on 2 fenced acres is an amazing buy.  The main home boasts a master bedroom that covers the full length of the house with a luxury bath plus 3 additional bedrooms.  You can view the details here  If you need space for a large family or have a need to house an extended family - this home is perfect! The 2nd home has 2 bedrooms and can be closed off or you can redo the floor plan and add it to the main home.  The possibilities are only limited by your creative abilities.  It even boasts it's own in ground pool!  It needs new carpeting, paint and appliances and some minor delayed maintenance but for only $260K it's a bargain in anyone's book!  A smaller home less than a mile away is listed for over $400K  ...you can do a lot of rehabbing with the difference between these two!

Steger

My 2nd bargain home is located in North Aurora, minutes from the Orchard Road exit off of I-88 in a subdivision with no homeowner's association.  The owners built another home just when the market went south and they have been unable to sell this beauty.  A great starter home with 3 bedrooms, 2.5 bath, family room and full unfinished basement it has a Oakland Exteriorlarge lot backing into a wooded area that won't be developed for many many years.  With minor cosmetic work (new carpeting, paint,) and possibly some new countertops in the kitchen you can have a home that is less than 15 years old and is currently listed at $218K - the last sold was for $240K - so your already ahead of the game!  See details on this bargain here
