I Was In A Multiple Offer Situation… Or Was I?

With my local market in the western suburbs of Illinois becoming as hot as our recent weather – trying to get a home for clients has become a bit out of control.  No matter how quickly we put in an offer it appears that multiple offer situations are the norm instead of the exception. What can be done to make this more transparent for all parties involved so its not used as another “negotiating” trick?  We have enough distrust from consumers and this is adding fuel to the fire.
How many times have you represented your Buyer in a multiple offer situation and you weren’t the successful Buyer, and always had a suspicion that perhaps there really wasn’t another bonafide offer?
What safeguards are there in place to verify that there was another offer? There are at times some agents who conduct themselves in an unethical manner, and we would always wonder if indeed there was another offer at all.
If I am presenting an offer and I am of the belief there are competing offers I always insert a clause to say that I am submitting the offer  with the understanding that there are competing offers.
I add an additional clause that says if I my offer is accepted that the Listing Agent will provide me with the name and contact information of the competing agents, and failure to do so within a specific time period will render my offer null and void.
We also have introduced a form here in Ontario more than a year ago now, that must be signed by the buyer with the date and time they are submitting their offer, and how it is submitted  (i.e. in person), email, fax. etc., to the Seller.
When presented to the Seller, the Seller must then sign that they received the offer, date and time, and how it was received (in person, email etc.)  If there is a counter offer, the Seller must insert the time and date the offer was countered, and in turn the Buyer acknowledges receipt of the offer, date and time, etc., etc., so there is a chronology of events
It really is helpful in holding everyone to a high ethical standard and being transparent.  It is also the law here now, and this form must be submited with every offer.

Early Bird Gets the Home!

Working in the current hot real estate market with few listings and too many buyers both agents and buyers have to be quick.  No matter how quickly I find listings and send them to my buyers someone else is already booked.  Multiple offers are the norm, searching 1st thing in the morning (6:00 a.m.) and last thing at night before going to bed is normal procedure. Buyers have to be ready to see a home as soon as possible when it hits the market..no waiting until the next day since it may be under contract before day 1!  It becomes a race – the first person showing and writing the contract, sending to buyer, buyer e-signing and the listing agent getting it within minutes of viewing the home and submitting the offer.  Hoping the listing agent and seller will take the first offer instead of waiting for other offers and forcing a multi-offer situation. I have started writing contracts before I see the home so I have it on my computer ready to forward to the buyer with only the initial offer or final offer price missing so they can sign and we can submit. Technology has made this so much easier then the old days of filling in the blanks, printing it out, meeting with buyer, having buyer do a wet signature, scanning back into computer and forwarding to the listing agent for forwarding to the seller.  All this in just a few years! Welcome to real estate in today’s market!  Finally all those early hours are paying off!Evelyn Santiago

Naperville, IL Mid-Year Market Activity

Naperville’s IL real estate market continues to improve as inventory levels have dropped from 2016’s 4.4 months to 3.0 months in June, 2017.  The median price has increased a mere 2.2% from last year.  Days on market continue to drop a total of 20.4% from 2016’s 86 days to June 2017’s 66 days on market. There are currently 109 homes over $1M that are available.  Only seven $1M plus are under contract and two are currently in pending status.  Eleven $1M Plus homes were sold in June, 2017 with an average days on market of 47.64.The market in Naperville has always been interesting with homes under $500K with least amount of inventory.  The breakdown is shown below:

The fireworks in Oswego, IL were loud and exciting.  The best thing is that I can see them from my driveway so I don’t have to fight crowds or parking!  The convenience of living close to the fireworks staging area and small town living. As fun as the fireworks are – the real estate market may not be so much fun for buyers currently searching for a new home as sellers are firmly in the driver’s seat!  Median sales price has gone up 4% since June, 2016 ($264K) for approximately $10,500 from June 2017’s $275,000 median price.We had a 38.9% drop in inventory levels from June 2016’s 3.5 months to 2017’s 1.3 months of inventory in the detached home category.Currently* we have the following available homes: Active – 101   New – 15  Price Change – 8 – Total Available – 124 Under Contract – 86 Pending – 6 – Total Under Contract – 92*Figures are as of 7/5/2017Closed July Sales – 2017 – 80Closed July Sales – 2016 – 79Homes in my subdivision – Lakewood Estates are going under contract in a matter of a few days with multiple offers.  An experienced agent is your best bet to get you the home that you want when low inventory and multiple offers are the new norm for market ready homes!Evelyn Santiago

We just finished the 4th of July holiday weekend and we are officially half way through the year!  Not only has the weather been hot but the real estate market has been sizziling!  Aurora, IL as the 2nd largest city in the state has an extremely busy June!   Despite lower than normal inventory levels Buyers are quickly taking listings off the market as quickly as they come on.  Median price in Aurora, IL has gone up 23.5% in the last 6 months!  With only 1.6 months of inventory compared to 2016’s 2.6 months…buyer’s are having to make quick decisions on market ready homes.  Days on market continue to go down from 2016’s 61 days to 2017’s 53!As of 7/5/2017 the following is the breakdown on inventory levels for detached homes: Active – 279New – 22P/C – 19Reactivated – 4Total  – 324 Under Contract – 294Pending – 51Total – 345 July 2017 – Closed – 206   vs July 2016 – 224  Evelyn Santiago
